Stenmax Realty Inc.’s new endeavors in Flushing
New reports show Stenmax Realty Inc. has plans to build something new in Flushing. This neighborhood is one of the hottest areas right now, with demand on the area only increasing. Apparently, the developer previously mentioned will build a tower at 135-01 35th Avenue, which will be an eight-story mixed-use project.
A team of architects from Raymond Chan Architects is in charge of the design aspect of this project. The finished project will encompass over 111,000 square feet. There are plans to develop 76 residential units that will span more than 90,000 square feet. Twenty two of those units will be income-restricted. The rest of the square footage will be divided between retail and office space.
Furthermore, developers will build 68 parking spaces in the sub cellar of the building. The office area will be in the cellar, where there will also be space for storage. Developers will construct the retail space on the first floor. From the second floor to the eighth, there will only be residential units. More importantly, the units located on the second floor will be able to access a terrace placed on top of the retail space’s rooftop.
According to current regulations, the site is zoned as M1-1. Because of this, developers applied for a rezoning. They need the location to be designated as a R7A/C2-3 in order for them to build a denser residential space. As far a location goes, the site is six blocks away of the Flushing – Main St. stop on the 7 train, making the area highly desirable and easily accessible by public transport.
Nowadays, there are several shops and supply stores on the area. Each of the shops occupies a one-story structure. The developers in charge of the project will eventually tear down this property. Even though this new building will be an improvement, it is possible the design the developers are thinking about won’t make it very popular with the people living in the area.
Design is always important
Visually, the building is a bit awkward. Residents of the building will enjoy a nice view and good lightning courtesy of the glass protrusions located on the facade of the tower. Nevertheless, the facade as a whole is not very attractive. The main material is ordinary grey brick. This begs the question of why did the developer made this choice, rather than sticking to one material. The development would have been vastly more attractive if the whole facade were to be grey-brick. Nevertheless, the density improvement will most definitely be beneficial for the community. Furthermore, there will be several street front retail shops. This will make the streetscape very lively.
Stenmax Realty Inc. hopes to finish construction by 2020. Developers will be able to construct another eight story tower, neighboring the one by Stenmax Realty Inc., if they get the rezoning permits. Renderings for that site are not available yet, but the structure has the potential to span over 22,000 square feet. [New York Yimby]
