45-35 11th Street, Long Island City, (Progress Update)
Last fall, Queensbeans.com reported on Long Island City’s growth to a $300 per buildable sqaure foot market for residential zoned development sites when GDC Properties’ purchased two sites on 11th St for $44 million with plans to build townhouses. According to plans that were filed Friday YIMBY reported that GDC plans to build twelve townhouses . Each is to be four-stories and on a lot of 4,470 square feet and the combined twelve houses will total 140,272 square feet.
Newman Design Architects is designing the project that is located right next to the John F. Murray Playground, in the Court Square and Hunters Point sections of Long Island City. Conveniently located for local office workers in Court Square or even those he commute to Manhattan, being situated near the Court Square E, M, 7 and G trains for a quick trip into Manhattan or even into Brooklyn via the G.
The construction of townhouses is a big shift from the high rise developments over the passed decade due to the rezoning of the area. Near by developments include Ekstein Developments, 44-80 11th Street and their 46-09 11th street. Adam Ginsburg of GDC told YIMBY in an e-mail, “Our aim is to cater to renting families, a cohort that is often overlooked by much of the new apartment construction.”
