Jakub Nowak and Jonathan Eshaghian of Marcus and Millichap are have been exclusively retained to sell the famous City Scrap Metal building at 34-10 Borden Avenue for $3.5 million. The property is a corner commercial building located along the high traffic Borden Avenue corridor and 34th Street in the Long Island City section of New York.
The building is made up of an approximately 8,977 square foot warehouse and office. Its façade features a well-exposed 12 ‘ x 16‘, fully programmable LED sign which can be legally used for advertising by a business or tenant occupying the premises. The sign is clearly visible from both the Long Island Expressway and Borden Avenue, which together feature a 150,000 daily vehicle traffic count.
The warehouse features a drive-in gate and ramp, heavy power and wide column spacing. The subject property is central to major New York arteries such as the Long Island Expressway, the Midtown Tunnel and the Brooklyn-Queens Expressway for easy access to Greater Queens, Long Island, LaGuardia Airport, Manhattan and Brooklyn.
According to Eshaghian, City Scrap Building will remain in business and will look to move to a bigger facility.
