30-17 40th Ave: New Residential Building
Creating residential buildings from parking lots has reached Long Island City’s Alert Garage Corp. Permits were filed to build a new residential and commercial mixed-use tower on the lot at 30-17 40th Ave, consisting of ten stories. The project is a joint venture partnership between owner Theodore Strauel who brought The Lightstone Group as his partner.
The new site that can be built up to 415,330 square feet as of right, is being developed into a building with 428 units and over 290,000 square feet of mostly residential use. There will be commercial space in the building as well of about 3,200 square feet. The site will be conveniently located adjacent to the N and Q subway lines by 39th Avenue. Additionally, the building will have 214 parking spaces. Although demolition permits have not been filed yet, the new tower will be constructed on the entire site that would demolish the existing one-story building consisting of 83,000 square-foot floor.
