What is the status of 45-40 Vernon Boulevard?
One year ago Simon Baron Development purchased this property for $14.7 million. The property, which has great views of Manhattan, is currently M-zoned. The zoning allows for hotel use and the area is currently serviced by the Wyndham Garden Hotel a few blocks away and will soon see another new development coming at 9-03 44th Road. However, this site on Vernon is currently contaminated according to public records and has some environmental violations.
A representative of Queens Beans spoke with President of Simon Baron Development, Matthew Baron, at a real estate event in Long Island City, a couple months ago. When asked about the site on Vernon Boulevard, Mr. Baron said that the company is going to try to get a variance to change the zoning to residential use, clean it up and build a residential rental or condominium there.
Simon Baron Development is in progress to develop 29-26 Northern Boulevard. According to their site it is a “430,000 square foot development site in Long Island City. The firm intends to build a 42-story high-rise rental building with over 400 apartments, parking and retail.”
