11-12 30th Drive, Bought by Criterion Group
There is no stopping the development of residential properties in Queens, which is very evident at filed plans for many different sites in the locality. From former business and commercial sites being transformed to luxury condos to entirely new apartment development, Queens has been turning into one of the sought-after addresses in this side of the state.
The Criterion Group of Shibber Khan reportedly filed plans for a 569-unit residential building at its development site in Astoria at 130-37 Vernon Boulevard in Queens.
Criterion Group, an Astoria-based developer also bought the waterfront site at 11-31 31st Avenue last October, along with an adjacent property at 11-12 30th Drive. The company reportedly paid $57 million for these parcels of lots, as reported by The Real Deal.
This new building will technically be an extension of an existing one-story commercial building, which will stand up to nine stories and which will include more than 380,000 square feet of space. This is according to records filed with the Department of Buildings. The plan also includes a 151-car parking garage, according to the same files.
The first floor through seventh floors will have around 65 to 66 units per floor; while the building’s top two floors will have 56 units each.
Criterion Group filed permits two weeks ago for the adjacent parcel, which they also purchased in October. The same building will be housing 132 rental apartments in its 101,801 square feet of space.
The development site is presently occupied with two manufacturing buildings spanning 76,500 square feet.
