108-51 Union Hall Street, Jamaica 11433, Plans for Affordable Housing

With the attention on luxury and moderate residential developments taking place throughout New York City, the need for affordable housing in the boroughs has not gone unnoticed. In efforts to create more affordable housing, the De Blasio Administration has made plans to create over 200,000 units of affordable housing using about 175 vacant development site from the boroughs of Manhattan,Brooklyn, the Bronx and Queens. Only 17 development sites have been designated for Queens, all located in the South Jamaica Queens, zip code 11433.

108-51 and five adjacent lots are several of the lots designated for development. The others lots are located in not more than a 1 mile radius of this site, located on Guy R. Brewer Blvd., 164th Street, 107th Avenue, and another small section on Union Hall Street. This area has not seen any large residential developments since 1995 with the construction of Jamaica East Condominium which provided a large number of condominium units in garden style type of communities on Union Hall Street, Guy R. Brewer Blvd, and 160th Street. There has been rumors in past years that there was even talks of converting South Jamaica Housing a public housing development into renovated affordable housing community and possibility dormitories facilities for York College, which is just a two block walk from this Union Hall development site. As of know the facts of those plans are unknown.

However revitalization attempts have begun with the residential homes in the neighborhood, as some non-profits have purchased distressed and abandoned homes in this area, rehabbing the properties, and reselling to first time home buyers through a qualifying income, grant program. In the past five years new construction two family homes were also constructed with attempts to attract first time home buyers to the neighborhood. With the new affordable housing units planned for the lots on Union Hall Street, this in hopes would increase revitalization efforts and improve the community further than what has been attempted in recent years.

108-51, and adjacent lots 59,41,43,51 currently owned by Housing Reservation had a total square footage of 20,800. One lot currently holds a community garden, and all are kept secure and maintained.
Even though these lots are not an eye sore to the area, having new affordable housing may further benefit this community.

In detail of the expected development, every three units must be affordable or up to 80% of Area Median Income. The city has offered financing for the development through its Neighborhood Construction and New Infill Home ownership Opportunities programs. Collection of applications from developers ended on February 19th 2015. In knowing this information we can await to see what developer will be construction the units that are expected for this location.
